Prior to any guests coming into one of our homes we fill out a 27 point inspection list. Lynn Maalma once said, "If you do what you need to do maintenance wise to a vacation home prior to a guests coming to town, then there should be little to no work once the guests is staying in the home." The 27 point check list is probably the most important report our managers fill out.

We do not pay any of our cleaners for their cleans unless we have inspected the home. This way we insure that the home was cleaned to our expectations. We have an old saying in the south "Check what you expect to get respect". We expect our homes to be nice, and this is why we constantly are in the vacation homes and checking on them.

Every three months we do a full inventory of the vacation home for the owners as well as take at least 10 pictures of their properties for them. We like to have a conference call with our owners at least 4 times a year. During this call we go over how the market is doing and talk with them about the bookings; we e-mail them the pictures of their home so they have peace of mind that their property is being taken care of; and discuss any maintenance work which may need to be done on the house.
